Leak Detection & Repair in Victoria, BC

Not every leak makes a puddle. Many show up as a stain, a musty smell, peeling paint or a utility bill that suddenly climbs, and the source can be well away from the mark.

Signs of a hidden leak

Brown rings on a ceiling, bubbling paint or drywall, a musty smell in a closet or crawl space, warped flooring, a sound of running water when everything is off, or mould growing behind furniture on an outside wall. Low pressure at every tap can also mean water is escaping somewhere on the way in.

Check your meter

Turn off every tap, the dishwasher, the washer and any irrigation, then look at the water meter. Most meters have a small dial or triangle that turns when water flows. If it moves with everything off, there's a leak somewhere between the meter and your taps.

Inside or outside?

Close the main shut-off inside the house and look at the meter again. If it stops, the leak is inside. If it keeps moving, the leak is on the service line between the meter and the house, which in many older lots is long and runs under the garden or driveway.

How plumbers find it

Plumbers use moisture meters, thermal cameras and acoustic listening equipment to track water through walls and floors, then open the smallest possible area to make the repair. Finding the exact spot first keeps the drywall patch small.

Common culprits here

Pinhole leaks in older copper, failing fittings on Poly-B supply pipe, worn supply lines to toilets and sinks, leaking shower valves inside walls and old galvanized service lines that have rusted through. See Poly-B replacement if you have the grey pipe.

Get it found

A slow leak inside a wall can rot framing and feed mould for months before it shows. Send a request and a plumber will get in touch.

Frequently asked questions

Who fixes a leak on the line from the street?
Usually the homeowner owns the service line from the property line or meter to the house. The municipality handles the line on its side. Ask your municipality where the split is.
Is a small ceiling stain urgent?
It's worth checking soon. A stain means water has already soaked through, and the source above may be getting worse.
