View Royal at a glance
View Royal is a town of 11,575 people with more than 700 hectares of parkland, including Thetis, McKenzie, Pike and Prior lakes and parts of Esquimalt Harbour and Portage Inlet. It was incorporated on December 5, 1988.
What that means for your plumbing
View Royal stayed unorganized for decades, and regional sewer service only arrived after the Capital Regional District formed in 1966. Some older homes were on septic before connecting, and old connections and abandoned tanks can turn up during renovations. If drains back up, see sewer lateral repair.
Hills and lakes
Homes on Four Mile Hill and other slopes can have high water pressure at the bottom of the street and lower pressure at the top. A pressure-reducing valve protects fixtures where pressure is high; low pressure everywhere can mean a leak or an old service line.
Craigflower and the royal view
European settlement began in the 1850s, when Kenneth McKenzie set up Craigflower Farm for the Hudson's Bay Company. Craigflower Manor, completed in 1856, is now a National Historic Site. In 1912 the Island Investment Company bought land below Four Mile Hill and sold lots as View Royal for their royal view of the harbour, which gave the town its name. The Four Mile and Six Mile pubs have stood as roadhouses for about 150 years. Neighbourhoods built in waves since then mean a mix of pipe ages; see repiping if your home has had repeat leaks.
