Plumbing at the southern tip of the island
Greater Victoria is home to about 397,000 people across thirteen municipalities, with the City of Victoria itself at 91,867. Homes range from century-old houses near the harbour to post-war bungalows in Saanich and brand-new builds on the West Shore. That spread means every kind of pipe is still in service, from cast-iron drains and clay sewer laterals to the grey Poly-B supply pipe used in many homes built from the mid-1980s to the late 1990s. See Poly-B replacement if you're not sure what's in your walls.
The driest corner of the coast
The Olympic Mountains put Victoria in a rain shadow, which makes it the driest spot on the BC coast, but almost all of that rain still arrives in the cool months. Clay soils in the north of the city and in low spots hold that water against foundations, so perimeter drains and sump pumps matter. Nights below freezing are rare, about ten a year, which is exactly why pipes here are seldom protected when a cold snap comes. Read cold snaps and your pipes before the next one.
