No hot water

On an electric tank, check the breaker; if it trips again, leave it for a plumber. On a gas tank, look for the pilot through the viewing window or check the status light on newer models. If the pilot won't stay lit after following the label instructions, the thermocouple or gas valve may be failing, and gas work must be done by a certified gasfitter.

Leaks

A drip from a fitting or the relief valve may be repairable. Water coming from the bottom of the tank itself means the tank has rusted through and needs replacing. Turn off the cold water to the tank and the power or gas, and put down towels or a pan until help arrives.

Discoloured water and noises

Brown hot water can mean the inside of the tank is rusting. Popping and rumbling come from sediment in the bottom. Flushing can help a younger tank; on an older one, they're signs the end is near.

How old is your tank?

Most tanks last around 8 to 12 years. The age is coded into the serial number on the label. See how old is my hot water tank.

Tankless and heat pump options

Tankless heaters save space and don't run out of hot water. Heat pump water heaters pull heat from the surrounding air and suit basements and utility rooms with some space around them. The plumber can explain what fits your home, gas supply or electrical service.

Frequently asked questions

Do I need a permit to replace a hot water tank?
Gas tanks need a gas permit, and many municipalities require a plumbing permit too. The installer arranges them.
Is it worth repairing an old tank?
If it leaks from the tank, no. If it's near the end of its life and needs a costly part, replacing usually makes more sense. Ask for both prices.
